If you've been searching for a home in Seattle with actual outdoor space, you already know how frustrating it can be. Lots are small, yards are an afterthought, and it can feel like you need to spend a fortune just to get a patch of grass worth using.
But here's the thing: yard space is out there. You just have to know where to look and that's exactly what this guide is for.
Below is a breakdown of where I'd start looking for homes with bigger yards in Seattle at every major price point in.
Seattle Homes with Bigger Yards with Budget: $600K-700K
Delridge (West Seattle)
Highland Park (West Seattle)
White Center
Lake City
Pinehurst
Bigger lots are out there at this price, you just have to know where to look. South Seattle and farther north neighborhoods like Lake City and Pinehurst are where the space is.
Seattle Homes with Bigger Yards with Budget: $700K-800K
Beacon Hill
Rainier Beach
North Burien
Westwood (West Seattle)
South Park
This range opens up some great options across South Seattle and West Seattle, with solid lot sizes and real neighborhood feel.
Seattle Homes with Bigger Yards with Budget: $800K-900K
Wedgwood
Broadview
Olympic Hills
Shoreline
Cedar Park
North Seattle starts delivering here. Established neighborhoods with mature trees, decent lot sizes, and strong long-term value.
Seattle Homes with Bigger Yards with Budget: 900K-1M
Greenwood
Crown Hill
Columbia City
West Seattle
Northgate
Yard size starts improving noticeably at this range, especially if you're open to West Seattle or the northern neighborhoods.
Seattle Homes with Bigger Yards with Budget: $1M-1.3M
Phinney Ridge
Bryant
North Beach
Ravenna
At this range you start seeing more generous lots in North Seattle. Neighborhood character is strong and outdoor space is a real part of the package.
Seattle Homes with Bigger Yards with Budget: 1.3M-1.5M
Madrona
Seward Park
View Ridge
Loyal Heights
Ballard
Beautiful neighborhoods with real outdoor space. Seward Park in particular is hard to beat if yard and greenery are priorities.
Seattle Homes with Bigger Yards with Budget: $1.5M-1.7M
Magnolia
Sunset Hill
Windermere
Wallingford
Queen Anne
Magnolia and Windermere especially shine here. Larger lots, more elbow room, and a quieter feel even close to the city.
Seattle Homes with Bigger Yards with Budget: $1.7M-1.9M
Blue Ridge
Madison Park
Washington Park
Arroyo Heights (West Seattle)
Laurelhurst
These are some of Seattle's most coveted addresses and the outdoor space reflects it. Larger lots, privacy, and serious curb appeal.
Seattle Homes with Bigger Yards with Budget: $2M+
Broadmoor
Denny Blaine
Mercer Island
Clyde Hill
Hunts Point
At this level, outdoor space is a given. These are estate-style properties with the kind of yards that don't come up often.
A Few Things Worth Knowing Before You Search
Bigger lots under $800K are mostly in South Seattle, White Center, or farther north. Neighborhoods like Lake City and Pinehurst don't always get the attention they deserve, but they deliver on space.
Once you get above $1M, yard size starts improving a lot. North Seattle and West Seattle are where you'll find the most noticeable difference, especially for detached homes with mature landscaping.
Neighborhood choice matters just as much as budget. Some of Seattle's priciest neighborhoods still have surprisingly small lots. A higher price tag doesn't automatically mean more outdoor space, knowing which neighborhoods prioritize it is the key.
